Hay House Farm is a beautiful, red sandstone country house, steeped in local history, with records of occupation dating back to 1327, when a timber house pre-dated this one. Of such significant importance, the historic Deeds to our home are held by Keele University in archive.

Having only three en-suite guest bedrooms, Hay House Farm prides itself on looking after you, as though you are staying with friends. From the scrumptious, Aga cooked farmhouse breakfasts to the roaring log fire, Hay House Farm is a very special place and we look forward to welcoming you to our home.

Located just outside the village of Ipstones in ten acres of fields and gardens, Hay House Farm is set above the stunning, ancient woodland of the Churnet Valley, in the South West Peak District. Wildlife and birds are in abundance here, granting our land the status of Area of Special Scientific Interest (ASSI) and Area of Outstanding Natural Beauty.
